Berkeley Homes obtained Outline Planning Permission for the redevelopment of Malt Street in 2020, with detailed permission for Phase 2 in 2021.

On this website you can find information about our Malt Street development including construction updates on phases 1 and 2. We have now closed our second public consultation for Phase 3 and will be reflecting on the feedback received before hosting a final exhibition in the coming months.

Project information

Malt Street is the first strategic scheme to be delivered in the Old Kent Road Opportunity Area and will build upon the existing cultural identity of the community, tapping into the industrial character and diverse heritage of the area.

The scheme is divided into three phases and construction of Phases 1 and 2 is now under way. Phase 3 currently has outline planning permission.

Our vision for Malt Street Phase 3 is to build on the consented masterplan to deliver new homes, including affordable homes, a vibrant new arts quarter and create a welcoming and green landscape that increases biodiversity and delivers on our commitment to sustainability.

Our regeneration of Malt Street will deliver:

1,453 high quality homes, including 40% affordable housing

7,000 square metres of commercial and retail space, including affordable workspace

50% of the site as new public space, including an important part of the new Grand Surrey Canal Linear Park

1,250 construction jobs and nearly 70 local construction apprenticeships

5,400 sqm safe, new, adventurous play spaces

392 jobs post-construction

966 cycle spaces as part of phases 1 and 2
